Eyes turn west to dual‑zoned landholding

A consent-backed land development opportunity has come to the market in an established West Auckland growth precinct, offering forward-thinking buyers the chance to secure a well-positioned site close to urban amenities and half an hour from west coast beaches.

The 3.97-hectare landholding at 16 Babich Road in Henderson Valley is directly opposite Babich Winery, the oldest family-owned winery in New Zealand. The site is zoned Residential - Large Lot, and Residential – Single House, allowing a mix of typologies on varying-sized lots.

Single House areas can enable minimum site sizes of 450sqm, while Large Lot zoning provides for a premium lower-density outcome, including 1,250sqm minimums with 2,000sqm averages in keeping with the area’s landscape qualities. This enables a development scheme ranging from standalone housing through to larger lifestyle-oriented lots that retain outlook, privacy, and the valley character.

The site sits within a well-established subdivision environment, supported by successful neighbouring projects such as Babich Rise where earthworks are underway. It is a generous parcel of land shovel-ready for development, with flexible purchasing terms available.

The property is for sale by deadline private treaty closing Thursday 21st May, unless sold prior, through Wesley Gerber, Beterly Pan, and Tony Chaudhary of Bayleys.

With the vendor adding value to the site by obtaining resource consent for a 40-lot subdivision, including roads, access, and associated infrastructure, Gerber says development entities looking to position themselves strongly on Auckland’s urban edge will be drawn to the site.

“There’s the opportunity to deliver a flexible product within a high-demand West Auckland lifestyle corridor, where there’s strong buyer preference for full-sized sections.

“Underpinned by approved Resource Consent, along with proximity to established infrastructure and surrounding development, significantly reduces planning uncertainty relative to greenfield options. It also improves feasibility confidence and funding accessibility.”

The issued consent framework includes earthworks, roading, access via Jointly Owned Access Lots (JOALs), and infrastructure, supporting a clear path toward development execution.

The vendor’s willingness to consider structured acquisition timelines will also work in a buyer’s favour, says Gerber.

“Flexible terms and settlement options are available, allowing purchasers to align acquisition with planning, consenting, or staging requirements and to facilitate market responsive delivery.

“Additionally, an existing residential dwelling on the site provides modest holding income through a month-by-month tenancy, while not constraining development outcomes.”

There is strong underlying demand for both conventional residential and lifestyle sections within the West Auckland market with Gerber saying lower density development models can be executed well in Babich Road.

“The subject site is on the fringe of Auckland’s westward expansion, in a well-regarded semi-rural enclave. We know there is a pool of buyers looking for decent-sized sections close to amenities and services, and the dual zoning allows for choice and scale.”

Primary access to the landholding is via Henderson Valley Road, the main arterial linking the valley directly to Henderson and wider west Auckland. The site is circa-15km west of the Auckland CBD, placing the property within commuting distance while retaining a distinct lifestyle character.
