Tenanted hotel investment in proven growth location

The high-profile property housing a national hotel chain with a long lease is up for sale in a North Shore location with growing commercial and visitor potential.

The four-star Marsden Suites Hotel on Rosedale Road, Albany, contains 64 modern, self-contained suites suitable for short and long-term stays. The fully refurbished hotel enjoys a high occupancy driven locally by Albany’s growing corporate sector, tourism and educational institutions and nationally by strongly rebounding visitor numbers.

The hotel is operated by Marsden Hotel Group, a New Zealand-owned company that operates a nationwide portfolio of four and five-star hotels under the national Marsden and international Wyndham and Ramada brands.

The Albany site generates an annual net rental return of $1,167,328 plus GST and outgoings. The deed of lease provides for annual two percent rent increases, with market rent reviews every five years.

The current lease runs through to 2034 with three further five-year rights of renewal.

The property comprises two levels of hotel with a total floor area of some 2,986 square metres, plus 64 car parks. With 38 of these parks included in the hotel lease, new owners have an opportunity to boost existing revenue by leasing the remaining 26 parks.

The 64 suites range in size from 38 to 76 square metres. The hotel also contains a versatile meeting room suitable for training seminars or business gatherings of up to 40 people in various configurations.

The unit titled property housing Marsden Suites Hotel at 40-50 Rosedale Road, Albany, Auckland, is being marketed for sale by Wayne Keene and Toer Li of Bayleys.

Keene, who is Bayleys’ national director of Hotels, Tourism and Leisure, says the sale presents an investment opportunity with considerable commercial and hospitality appeal.

The two-level hotel premises for sale form part of a mixed-use complex that also features ground-floor retail and dining spaces in a thriving commercial hub.

Li says the Rosedale Road location positions the hotel within a vibrant business district known for its mix of offices, tech hubs and light industrial businesses.

Nearby are major landmarks such as Massey University, North Harbour Stadium, Westfield Albany and the AUT Millennium Sports Centre.
